Yes. Foreigners can buy property in Mexico, including Mérida. If buying in the “restricted zone” (within 50 km of the coast or 100 km from the border), ownership is through a Fideicomiso (bank trust). This allows full property rights like living, selling, or renting. Our team will answer all your questions and support you every step of the way.
A Fideicomiso is a trust agreement with a Mexican bank where the foreign buyer is the beneficiary.
Costs (2025 examples): Permit ~19,000 MXN, Bank setup ~USD $500, Annual fee ~USD $500.
It allows expats to own property legally in restricted zones. If you become a Mexican citizen, you can later hold the title directly.
